Personal Circumstances Matter
Deciding when to sell your home involves both personal circumstances and market conditions. There is no single “right” time that applies to every homeowner.
The National Association of REALTORS® recommends considering both personal circumstances and market conditions. A home may no longer fit because of changes in household size, employment, lifestyle, income, maintenance needs, or plans for the next stage of life. Market conditions including buyer demand, available inventory, mortgage rates and current property values can also influence the opportunities available to a seller.
Seasonality may matter, but it is only one factor. Local market conditions can differ substantially from national trends and even from one nearby community or price range to another.
Pittsburgh and North Hills Market Conditions Matter
That distinction is especially relevant around Pittsburgh. Realtor.com reported 3,640 active Pittsburgh listings in September 2026, up nearly 19% from a year earlier, while median days on market had increased to 56 days. Yet individual North Hills ZIP codes were behaving differently: recent data showed homes in 15237 and 15090 moving more quickly than the Pittsburgh citywide figure.
Those statistics do not mean a homeowner necessarily should or should not sell. They show why the decision should be made at the property and homeowner level, rather than from a national headline.
What Does This Mean for Your Next Move?
A more useful question is often: Does selling now make sense given the home’s likely value, local competition, your financial position and what you intend to do next?
Sometimes that leads to selling now. Sometimes it means preparing for a sale six or twelve months from now. And sometimes remaining in the home continues to make the most sense.
